ACCOMMODATION
The Cobwebs Apartment is situated only a few minutes walk from Bexhill on Sea town centre and the beach and promenade are a similar distance away and a local, smaller parade of shops and a pub/restaurant are even closer. The apartment is a semi detached property, with the main accommodation on the first floor. Entrance to the property is via the main door to the side of the property or through the integral garage (remote controlled door and ramp into the hallway of the apartment)
On the first floor accessed by two short flights of stairs (stair lift in two sections is fitted for those with walking difficulties) is the spacious main accommodation.
The sitting room is well furnished with two comfortable sofas, a flat screen tv, dvd player, desk and sundry items, whilst the spacious dining area, adjacent to the kitchen, provides ample space for up to four people. The sitting room leads out to a south facing conservatory, equipped with cane coffee tables and chairs – a pleasant place to sit and watch the world go by.
The main bedroom on the first floor has twin beds, a large fitted wardrobe, dressing table area, digital tv and hairdryer and pleasant outlook over the garden. The bathroom is adjacent to the bedroom and has a large shower cubicle (with seat and grip rails inside and out). Wash basin with vanitory unit and WC complete this room.
The second bedroom on the ground floor provides a double bed, a large fitted wardrobe, ample dressing table space, a digital tv, hairdryer and mini fridge and kettle for the comfort of those who may wish to make a drink without disturbing those using the upper floor bedroom. A further bathroom (bath, no shower) is situated adjacent to this bedroom. Please note that this section of the flat is only available for those wishing to rent the two bedroomed apartment. Those wishing to hire the one bedroom unit will have all the accommodation on the first floor.
The kitchen is well equipped, with built in oven and hob, microwave, fridge, toaster, kettle and washing machine. Ample cutlery and crockery is provided for up to four persons and the well fitted, modern floor and wall units together with a larder completes the kitchen. Please note a freezer and tumble dryer are available in the garage for guests’ use.
The flat is close carpeted throughout the hallways, bedrooms and sitting room, whilst the bathrooms, kitchen, dining area and conservatory have laminate or vinyl floors. The whole flat is heated by a gas central heating system, which also supplies the hot water.
The whole flat is very pleasing and has a light and airy feel for those seeking a tranquil setting for a short break or holiday. The integral garage is small but off road parking is available for larger cars. The flat is equipped for those with walking difficulties in mind with the stair lifts providing access to the first floor and ample grab rails fitted in the upper hallway, however we regret that doorway widths and the size of bathrooms do not make it suitable for those requiring to use a wheelchair within the property.

INTRODUCTION
We hope to cater for the needs of all visitors in our apartment. The following statement is a summary of our provisions. Please note that due to the constraints of the building, we do not have a lift but a stair lift in two parts gives access to the first floor but regret that wheelchair use within the apartment is not possible due to the size of the bathrooms and door widths – please accept our sincere apologies. However, we hope that the information contained in this statement will assist those in seeking appropriate accommodation to meet their needs.
PRE-ARRIVAL
Bexhill’s main railway station is a few minutes away by car. Collington Halt station is a few minutes walk way. Local taxis are available directly outside Bexhill’s station but no taxi facilities are available at Collington Halt.

ARRIVAL AND CAR PARKING FACILITIES
The property is entered by an average width driveway. An integral, small garage with remote controlled door is available and for larger cars there is ample off street parking..
The surface is level and there is a flat footpath to the front entrance. Access to the flat can also be gained through the garage (with ramp) to the hallway of the flat..
MAIN ENTRANCE
The front door is approached to the side of the building and one step before the front door.
STAIRWAY
The stairway has eight steps to a small landing and a further seven steps to the main upper hallway. Also fitted is a stair lift in two sections. There is a strong banister on the left hand side of both sets of stairs which continues along the hallway. Grip rails are also fitted along the corridor approaching the bedroom on this floor.
BEDROOMS
The twin bedded first floor bedroom (access to beds from both sides) has a digital tv, hairdryer and is close carpeted and photographs and descriptions can be viewed on the website. The double bedroom on the ground floor (access to bed from both sides) has the benefit of a fridge, kettle etc and the same facilities as the twin room.
BATHROOMS
The bathroom on the first floor is equipped with a good size shower cubicle with seat. Grip rails are fitted inside and out. The bathroom on the ground floor has a bath (no shower) and grips rails to the sides of the bath.
BREAKFAST
Breakfast is served in the garden room which is located on the ground floor (one step down from the hallway of the flat). A breakfast order sheet is left in the apartment for guests to order by 6.00pm the previous evening if they wish to avail themselves of this service.
ADDITIONAL INFORMATION
Mobile phone reception is generally good.
We are a no smoking establishment but seating and ashtrays are available in the garden.
